Request the document through official channels
The VA provides ways to request a COE online, by mail or with lender assistance. Required service or eligibility documents can differ depending on the applicant. Avoid placing sensitive military or borrower records into an unverified general website contact form.
- Use official VA instructions or your secure lender portal
- Check the name and service details
- Retain a current copy for the loan file
Check entitlement history
A COE may show entitlement used on a prior VA-backed mortgage. If you had a past sale, payoff or assumption, the lender may need additional information to evaluate restoration or remaining entitlement. An outdated COE might not reflect every subsequent event.
- List past VA-backed mortgages
- Ask about restoration documentation
- Discuss any retained VA-financed property
Move from COE to actual preapproval
A COE is one step. The lender also reviews qualifying income, existing obligations, credit and assets, and evaluates the proposed home. Coastal Brevard homes should be evaluated with realistic property insurance and tax estimates.
- Request a complete monthly housing payment estimate
- Check the specific property's insurability
- Coordinate with your agent before making an offer
