Confirm the existing mortgage is eligible
An IRRRL generally refinances an existing qualifying VA loan rather than turning an unrelated conventional loan into a VA mortgage. VA rules address benefit, loan seasoning, occupancy certification and permitted transaction structure. Lender requirements may be more restrictive.
- Verify the loan is VA-backed and meets program rules
- Confirm the required payment history and timing
- Understand occupancy certification
Separate payment savings from total cost
A lower payment can come from a reduced rate, a longer term or both. Lender fees, discount points and financed closing costs can alter the effective benefit. Certain VA IRRRL structures have specific recoupment and net-tangible-benefit requirements.
- Compare the current and proposed loan term
- Review cash-to-close and financed costs
- Ask for recoupment calculations where required
Avoid false 'no cost' promises
A lender might cover closing costs through rate pricing or finance permissible charges into the loan. That does not make the economic cost vanish. Review your Loan Estimate and ask which balance and interest amounts would change.
- Compare more than one written scenario
- Examine the projected new principal balance
- Do not count future refinancing as guaranteed
